Challenge
Study Inn leverages its in-house architecture team to design the properties, working closely with the development team that manages the construction. For the Bristol site, this included incorporating underground garages into the design. However, the garages remained unused for two years, as the student residents, living in the city centre, did not require parking due to the convenience of the location and lack of car ownership.
Solution
Unsure of what to do with the empty space, Study Inn approached several car parking tech platforms. A key concern was to maintain high levels of security on site, without using up staff resources through individually checking who was in the car park at any one time.
Through our barrier and code system JustPark offered a unique solution to the problem. Our system generates one time passcode access to each driver with a valid JustPark booking, and so provides a tech-forward, hands-off solution. Which means we are able to help Study Inn generate additional revenue from the empty spaces, without detracting from any staff members time.
Results
Because of the space's ideal location , they are used by those shopping in Bristol city centre, attending the nearby hospital, or visiting the University of Bristol. Study Inn has seen consistent revenue from JustPark, roughly generating an additional £5,000 each month. Lucia MacKinnon, Lettings Director at Study Inn has been so pleased with the support from JustPark, they’ve said:
“It’s been great working with JustPark. The commercial team is very pleased with the additional revenue, and we enjoy how hands-off the system is. The only adjustments we make are when we want to change the number of available spaces. Our account manager, Vicky Brickwood, is proactive in helping us maximise opportunities, and the customer support team has been great whenever we've needed assistance. Initially, we offered spaces on a monthly basis, but with a limited number of spots, JustPark suggested switching to hourly and daily bookings. Since making that change, our revenue has had a significant increase.”
